Creating a Motivated Seller



So much has been written about “Finding a Motivated Seller” when buying real estate that when I heard this method for creating one, I had to try it. Guess what, it worked!

Like a good real estate investor, I targeted my area and had a feel for market prices. I set aside one Saturday, called a Realtor and said I wanted to look at 10 houses, all single family properties and all below $150,00.00, I would be in the area for 1 day, could she help. She called back with 5 appointments in the same day.

I looked at all 5 pieces of real estate, returned to her office and wrote offers on all 5, at 30% below asking price, with 2 escape clauses in each offer sheet, first, SUBJECT to inspection and financing, and second I put down “Seller is advised buyer is placing an offer on 5 properties, first offer accepted will be completed, all others become void after the first is accepted.”

Of course, the realtor balked a little with the good old "You can't do that here.", but of course, yes I could, and I was. She sent the offers to each real estate seller for me. And the wait to create a motivated seller began.

I created my own motivated real estate sellers feeding frenzy and one acceptance even came in less than 3 hours!

You can do it too- just be creative in buying.
